I love buying houses with seller Financing and turning them into rental houses to get positive cash flow for each house. 

I don't like banks their I prefer to work with homeowners drag and buy their home with the seller financing for the homeowner because my private bank therefore I don't have to use my credit or use a lump of cash to my the real estate investing property. 

Taking over payments of foreclosure is very expensive as I have to make the back payments, plus trustee lawyer fees, all junk fees that the lender will charge to cure the loan. 

I love buying house that are current on their mortgage payments. Or I like to buy real estate properties from motivated sellers that are only 1-2 month behind on their moorage payments vs foreclosure as it cost me way less upfront money and capital.
