If there\u2019s separation, you\u2019re fighting against the deal instead of moving toward it.\nYou want to become aligned. You want to get on the same side of the table as your seller or buyer. Without that alignment, no deal happens. Period.\n\nWhy Does Separation Kill Deals?\nImagine you\u2019re a seller named Joe, and I\u2019m a buyer named Mike. You call me and say, \u201cThe sky is green.\u201d\nIf I come back and argue, \u201cNo Joe, the sky is blue,\u201d no matter how right I am, I\u2019m creating separation. My goal is to build rapport \u2014 to connect \u2014 so I can buy your house.\n\nHow to Avoid Creating Separation (Neutral Words)\nHere\u2019s the magic trick: use neutral words.\nInstead of agreeing or disagreeing, use words like:\n* \u201cSure.\u201d\n* \u201cOkay.\u201d\n* \u201cI hear you.\u201d\n* \u201cThat makes sense.\u201d\nNeutral words don\u2019t push back or challenge the seller, but they also don\u2019t lock you into a position that might be false.\nThis defuses tension and opens the door for real conversation.\n\nBuilding Rapport and Getting on the Same Side\nRapport is the foundation for any deal. People buy from people they like and trust. They don\u2019t buy from someone who fights them.\nTo build rapport, find common ground. For example:\n* If the seller likes fishing and you do too, talk about fishing.\n* If they go to the gym, mention you\u2019re into fitness.\n* If they like biking, maybe you ride bikes too.\nLike-minded people naturally bond.
