Real talk — cold calling can feel scary, but it’s one of the most powerful tools you can use to grow your real estate business and hustle smarter.
Champ, I’ve been an entrepreneur since 9th grade in high school and a real estate investor since 2006. And all that time, I’ve never borrowed money from a sticky banker or held a résumé job. Today’s session—today’s lesson—is about conquering your fears and taking massive action, especially when it comes to cold calling and sales hustle.
1. Why Cold Calling Is A Game-Changer (And Why Mindset Matters)
Cold calling doesn’t cost much, and if done right, it can generate a serious return on investment. But here’s the key — if you pick up that phone thinking it won’t work, or that you’re going to fail, guess what? You probably will. Your mindset drives your results.
If you’re feeling resistance or negative thoughts about cold calling, my advice is simple: don’t do it. Focus on a strategy that fits your style and that you can confidently execute. However, if you’re open to trying, even if you’re scared, you’re already on the right path.
2. It’s Okay To Have Fear — But Don’t Let It Stop You
I want you to hear this loud and clear — fear is natural. It’s okay to be scared or unsure, especially when you’re new. When I first started, I had zero scripts, no YouTube tutorials, and a lot of junk info thrown at me. But I did one thing: I picked up the phone and started calling.
You won’t know what to say at first, and yes, you will get rejected a lot. But the only way to overcome fear is by action. You can’t think your way out of it. You’ve got to DO.
3. My Personal Story: How I Learned To Hustle Through Sales
Let me give you an example from my early days in high school. I worked as a personal trainer at 24 Hour Fitness. My job wasn’t to find customers — but I wasn’t the typical “A-type” seller. So I got creative: I printed flyers on my own dime (I was broke in high school!) and put them in local apartments around the gym.
People started coming in. My gym manager noticed. Not everyone could afford personal training, but some did, and that was my foot in the door.
What this taught me? If you want something, you have to take unconventional action. You might have to work outside your job description, and you may even have to work for free at first — but that hustle pays off.
4. Why You MUST Embrace Failure and Pivot
When you start cold calling, you WILL fail — a lot. You’ll hear “no” more than you hear “yes.” That’s normal, and it’s part of the process. What separates the winners from the quitters is the ability to learn and pivot.
Every rejection is a chance to improve your script, your tone, your approach. Keep adjusting until you get better — until the sellers actually listen and want to talk.

Start your calls fresh in the morning when you have the most energy.
Dedicate consistent time daily — better to cold call 30 minutes a day for 5 days than 5 hours in one day once a month.
Don’t expect to close a deal with just 20 calls. Realistically, it could take 500 or 1,000 calls before you get serious leads and deals.
Set realistic expectations, but keep your energy and hustle high.
