If you show up in a full suit, tie, and hard shoes—you look like the problem, not the solution. You look like a banker, or a slick realtor who’s trying to close them instead of help them.”

I might find another deal before I even knock on the seller’s door. Boom—one appointment turns into two opportunities.
Plus, you get a better feel for the area: Are there schools, parks, abandoned houses? All that helps you negotiate and understand your seller better.”
