At the Dojo, we emphasize the importance of avoiding debt. While other mentors might have different approaches, my advice to all students is to start investing in real estate using sweat equity. Sweat equity involves using your time and energy to generate leads and close deals. Once you secure your first couple of deals and make a profit, you reinvest that profit into your marketing efforts.
The Two Phases of Investment
Initial Phase: Sweat Equity
- Generate Leads: Use sweat equity to find motivated sellers. This means putting in the effort to knock on doors, make calls, and network.
- Close the Deal: Follow through with the leads you generate and close your first deals using the strategies we teach at the Dojo.
- Reinvest Profits: Take the profits from your first deals and reinvest them into your business.
Second Phase: Reinvesting Profits
- Increased Marketing Budget: Now that you have profits, you can afford to spend some money on marketing while still leveraging sweat equity. Shift to a ratio like 60-70% sweat equity and 30-40% paid marketing.
- Advanced Strategies: Use more sophisticated marketing strategies that may require some investment, such as targeted mail campaigns or online ads.
Leveraging Free Money for Real Estate
Using house money means you’re investing the profits from your initial deals into further marketing and deal generation. Here’s how you do it:

- Wrap Around Mortgage: This is another creative financing method where you keep the existing mortgage in place while creating a new one around it, offering you flexibility and more control over the deal.
